Gunite, Vinyl, or Fiberglass — What Actually Fits Minnesota?

Vinyl-liner and fiberglass pools are what we build in Minnesota, and the reason comes down to economics. Gunite (shotcrete/concrete) pools can be engineered to hold up against freezing, moving ground: frost-depth footings, drainage, extra reinforcement, and groundwater control all help a gunite shell perform in a cold climate. Gunite is the dominant pool type in warm-climate markets like Florida, Texas, and Arizona for a simpler reason — the ground there barely moves, so none of that extra engineering is needed. In our market, freeze-thaw cycles shorten a gunite shell's resurfacing schedule and raise its maintenance cost over the life of the pool, and that's the freeze-thaw economics that push us, and most families we work with, toward vinyl and fiberglass, the two methods we've specialized in for 36 years building pools across the Twin Cities and Western Wisconsin. This post lays out the tradeoffs, including where gunite genuinely wins, so you can make the call with real information instead of a sales pitch.

How a Gunite Pool Is Actually Built

A gunite pool starts with an excavated hole, a steel rebar cage tied to the exact shape of the design, and then a layer of gunite, a sprayed concrete-and-sand mixture, shot over the rebar by a crew with a hose. Gunite is technically the dry-mix version of that process; shotcrete is the wet-mix cousin, and both are rebar-and-sprayed-concrete methods, so the terms often get used interchangeably in the industry. Once it cures, the shell is plastered or pebble-finished, tile is set at the waterline, and the deck is poured around it. Because the shell is formed on-site over rebar rather than dropped in as a pre-made piece or built from flat steel panels, a gunite pool can be shaped into almost anything: free-form curves, vanishing edges, attached spas with waterfalls, sport pools with varying depths in one continuous shell. That flexibility is real, and it's the main reason gunite remains popular anywhere labor and climate allow it. The tradeoff is time and process: gunite construction typically takes longer than vinyl-liner or fiberglass, and the shell needs weeks to cure properly before it's ready for water and finish work.

What Freeze-Thaw Does to a Gunite Shell Over Time

Code frost depth in the Twin Cities area is 42 inches (60 inches in northern Minnesota), and real frost can push deeper in a severe winter. Water expands roughly 9% when it freezes, and in frost-susceptible soil the ground around and under a pool shell can heave as it freezes and settle as it thaws, unevenly, because soil composition changes yard to yard and even within the same yard. Engineered correctly, a gunite shell can handle that movement: frost-depth footings, drainage that keeps water from pooling against the shell, added rebar reinforcement, and groundwater control all reduce how hard the shell has to fight its foundation. What that engineering doesn't change is the surface. A rigid, poured shell responds to ground movement differently than a liner over steel walls, and in our experience across 36 years of Minnesota winters, interior finishes on gunite pools here tends toward hairline cracking and plaster wear faster here than in a climate where the ground barely moves. A gunite pool built in Minnesota won't fail quickly or catastrophically. Its maintenance clock just runs faster here, and the bill for staying ahead of it runs higher than it does in a warm climate.

The Real Cost of Gunite's Resurfacing Cycle

A gunite shell itself is durable. The concrete structure can last decades. What wears out, and wears out faster in a freeze-thaw climate, is the interior surface: plaster, pebble, or quartz finish. In warm climates, that finish typically needs replacing every 10–15 years. In Minnesota, around here we'd plan on the shorter end of that range — freeze-thaw winters are hard on interior finishes, in our experience. Resurfacing a gunite pool is a major project: the pool has to be drained, the old surface chipped or ground off, and a new finish applied and cured. It generally runs several times what a vinyl-liner replacement costs, in the range of many thousands of dollars depending on size and finish. Compare that to a vinyl liner, which is a planned, budgeted swap every 8–12 years and far less disruptive than a resurfacing job — no chipping out an existing surface, no equivalent cure time. Both pool types need periodic surface work; the difference in our climate is how often, how disruptive, and how much it costs each time.

Where Gunite Still Makes Sense

Gunite has real advantages, and they're worth naming here. If your design calls for a genuinely free-form shape (sweeping curves, a vanishing edge into a hillside, an integrated spa with a custom rock waterfall, or a single continuous shell with multiple depths and a swim-up bar), gunite can do things a rectangular steel-wall liner pool or a pre-manufactured fiberglass shell simply can't match. It's also the standard in climates where the frost line is shallow or nonexistent, where the flexing that protects a vinyl liner here isn't needed and gunite's rigidity is a non-issue. And some homeowners are building for a specific look (natural stone coping, a resort-style free-form edge) that gunite achieves more directly than the other two methods. If one of those describes your project and you're willing to budget for the frost-footing, drainage, and reinforcement work that make a gunite shell hold up here, plus a Minnesota-appropriate resurfacing cycle, gunite is a legitimate option. It's just not the one we build, because it isn't the right fit for the vast majority of the yards and budgets we work with.

Why We Build Vinyl-Liner and Fiberglass Instead

We build steel-wall vinyl-liner pools and fiberglass pools because both are more forgiving of minor seasonal ground movement, and the liner itself is a replaceable wearing surface rather than a structural finish. A vinyl-liner pool uses 14-gauge steel walls on concrete footings. The steel flexes slightly and the liner accommodates minor shifting, so freeze-thaw movement is less likely to compromise the waterproofing layer than it is to stress a rigid poured shell — and if the liner ever does need attention from that movement, it's a scheduled swap rather than a structural repair. Fiberglass arrives as a single pre-manufactured shell that's inherently more flexible than poured concrete, though it isn't immune to hairline gel-coat cracking if the ground shifts unevenly. Both also install faster than gunite: vinyl-liner and fiberglass builds typically wrap up in a couple of weeks once excavation starts, against gunite's longer cure-and-finish timeline. That matters in a state with a build season that only runs late April through mid-October. Neither pool type can replicate every free-form shape gunite can, and I'll tell you that upfront if your design needs it. But for the rectangular-to-moderately-custom shapes most Minnesota families want, they hold up to our winters with less long-term cost and fewer surprises.

How to Decide for Your Yard

Start with what you actually want the pool to do and look like. If you're picturing a standard rectangle, an L-shape, or a moderately custom design with a spa, tanning ledge, or saltwater system, vinyl-liner or fiberglass will almost certainly serve you better here: lower upfront cost, a predictable maintenance schedule, and construction built for our frost line. If your heart is set on a true free-form vanishing-edge design that no pre-made shell or straight-wall liner pool can achieve, gunite may be worth exploring with a builder who specializes in cold-climate concrete construction and who will lay out the full resurfacing math. Either way, get real numbers before you decide. Ask any builder how their construction method handles our frost depth — 42 inches under code in the Twin Cities, deeper further north, and deeper still in a hard winter — and press past any answer that only covers mild climates. Get that answer in writing before you sign a contract.

Vinyl or Fiberglass: Choosing Between the Two We Build

Between the two pools we actually build, the decision comes down to cost, timeline, surface, and shape. Cost tips toward vinyl liner: a complete package with equipment typically runs $40,000–$75,000, against $55,000–$85,000 for a comparable fiberglass pool with equipment often quoted separately. Fiberglass installs faster, with the pre-manufactured shell delivered and craned into the hole in as little as 1–2 weeks; a vinyl-liner build works through steel walls, footings, and a custom-fitted liner instead. The liner itself is the tradeoff: it's due for replacement on an 8- to 12-year cycle, a planned and budgeted swap, while fiberglass keeps its original gel-coat surface, smooth and algae-resistant with slightly fewer chemicals needed, for many years. Manufacturer gel-coat warranties typically exclude fading, staining, and hairline cracking, so fiberglass still asks for occasional surface attention over the life of the pool, just on a different schedule than a planned liner swap. Shape is where vinyl liner pulls ahead: steel walls built on-site can match almost any rectangular, L-shaped, or T-shaped yard, while fiberglass is limited to whatever shapes and sizes the manufacturer has already molded. Which one fits comes down to your yard's shape, your budget, and how often you want to redo the surface.
